We needed to sell a condo, our rental property quickly. We had not had a renter in the property for six months and were depleting our savings by paying the monthly mortgage and association fees. Since my husband and I are on the Internet often we decided to try finding out a good listing price on the Internet. So I looked on yahoo for a site to do that, found it and got a reply right away. I got an email back the next day with information on the price that other condos were going for. Then something interesting happened. Two different real estate agents began calling to see if we wanted to sell. (I had willingly given our number as we wanted to sell quickly.) I decided ahead of time that persistence was essential in selling our condo so I picked the person who kept calling us back. Although some people would see that as bugging us, I saw it as following though. The agent was very professional. She prepared a booklet that was spiral bound of all the other condos in that development with the selling price, etc. It really looked great. She answered all of our questions and began working immediately to sell our condo. She was fast. She got it on her website immediately. She also networked and told everyone she knew that it would be a good rental property. It sold in ten days. Now the amazing thing about this is that other condos in our association were put on the market and withdrawn because they did not sell. And their asking price was less! Some other items in our favor were that our condo was very clean. It was immaculate. That really impressed everyone. We had replaced one rooms carpet with a wooden floor. The association had just put in all new windows. The blinds and paint was updated and really looked clean and sleek. The real estate agent that we worked with also impressed me in that she would call after hours. One time she needed to get us to sign something right away with an offer. She met us at a restaurant so we could take care of it right away. I really liked her flexibility, persistence and follow through. This time we were sure to sell by picking a winning real estate agent. We would use her again for a more expensive property. By the way, it was HER. |
