Beach front and family friendly

Pros: Location, room size and amenities, housekeeping, staff, fair price.
Cons: None for us, the pool was only average.
The Bottom Line: Highly recommended especially for families. Location to Beach and the main shopping street, spacious rooms and full kitchen units all make for ideal family lodging.

Husband & wife and kids: 7, 4, 2 1/2 stayed here the week of July 14th, 2008. We have stayed and visited Seaside on several occasions and I had researched lodging options thoroughly before selecting this one. I made online reservations a few months before, easily. Prior to committing to the reservations, I emailed the complex a couple of times with questions. They responded promptly and with accurate answers. So I booked them. We paid $215/night, Mon-Wed.
Location: Excellent. The building is right on the promenade, ocean front, 1 1/2 blocks down from the "turn around". This six story condo building has an "L" shape to it. Most of the units then face the ocean and all have patios. The short part of the "L" faces south and has a side view of the ocean/beach as well as a view of the hills and southern residential view. We stayed on the 5th floor and I thought the view was good.
Parking: is immediately around and under the building. Most covered stalls are reserved for condo owners, some who live there year around. We never had trouble finding a stall directly below the building. Immediately across the street is an entire lot reserved for the Sand and Sea.
Access: There is a "loading" zone just outside the office and elevators. Luggage carts are staged here too for your use. There are two elevators next to each other, centrally located and directly across from the office and immediately next to the secured entrance to the pool. There are two stairwells, one at each end of the "L". All access areas were clean and well lit. All rooms have exposed, outside entry. The stairwells and exterior access doors into the building are secured after 10:00pm and you must use your room card to access those points of entry.
Room: We booked a two-bedroom unit. These are approximately 1100 sq ft. You enter into a long hall way. Bedrooms are immediately to the left and right. The master bedroom on the left has a separate exterior door. This is because that room alone can be rented. That master bedroom has it's own bath and the hallway door locks effectively making the larger unit just a one-bedroom unit. Both bedrooms being at the front of the entry hall, have windows facing the exterior entry hall.
Bath: Further into the unit on the right is the main bath. Decent, traditional full bath with typical amenities. The main bath has sliding glass doors on the tub so bathing small kids is more difficult than with a shower curtain. The main bath has a swing-open shower door. Both have decent water pressure. I'm often critical of 'run-down' bathrooms but these were in good condition.
Laundry: still inside the hallway are bi-fold doors with full size washer/Dryer, ironing board/iron. Laundry detergent packets are available in the office. Also in the closet are three baskets full of kids toys and games. A few misc. VHS videos are also there. These all came in handy!
Beyond the hall, into the main living area. This is an open concept living area wide open between living room, dining and kitchen. Kitchen, dining and hallway are all hard, laminated flooring. Living room and bedrooms are carpeted. All seemed relatively new and were clean.
Kitchen: is to the right. A full kitchen, with dish ware, cooking utensils and pans. Everything you need to prepare most meals. All appliances including dishwasher, coffeemaker, over the range microwave. There is an island with two bar stools lending some separation from the living room. Ceramic tile counters and island, nicely done.
Dining room: just off the kitchen has a rectangular, natural wood table with 5 chairs. The exterior wall of the dining area is actually floor to ceiling windows with a full view of the hills and south beach. Nice and bright. Full vertical blinds cover all windows.
Living room: comfortable and clean furnishings centered around a natural gas fireplace. 1 Couch, 1 oversized stationary chair with ottoman and two smaller, swivel-rockers that the kids grooved on. I'd guess a 27" tv on a stand with a dvd/vhs player and cable box. 1 rectangular coffee table. There was some floor space in front of the TV and fireplace for the kids to sit in and play with the toys otherwise the rest of the sitting area was full.
Patio: Upon first entry, all of the patio chair cushions and mat were on the couch so I went ahead and spread them all out on the patio furniture, easy enough. About 15 minutes later, housekeeping arrived to put the cushions out, but already done! The patio furniture is black rod-iron and the cushions were nice and plush. All in excellent condition. One love seat, two chairs, two side tables. This included a matching patio mat. All very nice. The patio gives a side view of the beach/ocean and again the southern beach and hills. The patio is surrounded by thick glass panels and metal top rails. Secure yet allowing full visibility even while sitting on the inside couch.
Pool: Just okay. The entry door to the pool requires the office to "buzz" you in as the office is just about 25ft way, within sight. There is an indoor pool which is good because you just don't "swim" in the ocean especially with young kids. It's round with stair entry ranging from about 3.5 ft to 5ft deep. Modest in size. There are separate mens/womens restrooms, each with a separate shower. A separate 'foot rinse' pad is there to get sand off before entry. A few benches and PVC chairs. Towels available at the office. A few windows to allow natural light inside otherwise well lit.
Misc. While the building itself is obviously dated, say 1970's, it appears to be well taken care of. I suspect our room had some recent updates to flooring and kitchen, all well done. There is a vending machine in the waiting area for the Elevators. There are two bicycle racks around the corner from the elevators and office.
Area: Just 1 1/2 blocks off the main street. Only 1 block from "Subway" and an independent coffee shop with wi-fi. A bicycle rental shop is there too. With young kids, being so close to the beach, shopping and restaurants is huge.
