I have two mortgages (two houses) with GMAC. On my primary home, they approved me for 100% financing -- no problem there, but they neglected to include the mortgage insurance in my original payments. I didn't notice it was missing. A year later, they finally figured it out and increased my payments by over $400/month to both make up for the prior year and to include the amount I should have been paying all along.
On my secondary home, they neglected to escrow for hazard insurance. Again, I assumed it was included until I got a letter from my hazard insurance company telling me I was being canceled for non-payment. Since I already had one horrible experience with their in-eptness, I decided not to have them include it in the escrow now. I'm too worried about what they'll screw up on it.
Now I see on their website something about a rolldown refinance to lower the interest rate. I called to ask about it, got transferred to someone else. The second person said "there's no such thing," even though I read it to him verbatim from the web page while I was on the phone with him. He said he'd have someone else call me. Of course no one called. I sent email, but doubt I'll get a response.
