I won't beat you up for not being organized and,
a: knowing the terms of your loans and home ownership; and
b: keeping the records in one simple folder in case you have to use them at some point.
But I will beat you up for blaming all of that on Countrywide. I used them for my first home loan and everything was carefully explained to me before I signed it and I never had a problem. I don't doubt that sometimes people do have problems with them, but your problems seem greatly acerbated by your apparent casual attitude about something that represents the largest purchase most people will make in their entire lifetimes. You can't completely blame CW for that...

First off, the mortgage company doesn't give you title insurance. The Title company does. And when you purchase a title insurance policy when you originally purchase the house, it covers the mortgage company, not you. That would be an additional policy. Not that it matters, as a title policy wouldn't have done you any good anyhow. All it covers is a defect in the title. This should have been explained to you when you retained a lawyer to purchase the home to begin with. Having a lawyer handle the legal details of a real estate purcahse, sale, or other transfer is ALWAYS money well spent, as you have since learned.

The story is really distressing, and I hope the situation gets ironed out. But this is not really a review of the particular mortgage company, so it doesn't help me in making a choice among mortgage companies.

I went back and fixed it..... I had initially put the tags in there but I had done somthing wrong... either way- it is fixed now!

do you truly not have enough money for a lawyer? It sounds like you really need one. Do you have a law school in your area? maybe they can help you find someone willing to do pro bono work. Alternatively, maybe there are some law students who could be willing to help. Good luck!

picky hint -
you're paragraph titles might be a little more eye-catching if you used the symbols < b > and < /b > (without the spaces) before and after the heading. That will make them bold. < i > and < /i > are useful when it comes to adding italics.
