The Bottom Line: I thought this was one of the best mortgage companies I have ever dealt with and I will be using them again.

I read a lot of the opinions on Americash especially the negative ones and almost decided not to go with them. However, I found them through Google Finance and the rates were the best I could find, so I thought I'd give them a shot keeping in mind all of the negative stuff I'd read.  I also checked them out with the BBB.
So, to start off I was contacted by Charlie Richardson.  Charlie was really nice ... almost too nice I thought at the time.  He was very helpful and informative.  But near the end of collecting information he asked for a $595 application commitment fee.  I remembered this from one of the negative reviews and *almost* stopped the application process right then.  But (Google again) asked him why they needed that as I had never had to pay up front.  Charlie calmly explained that this was to cover their upfront fees (eg. property appraisal) and to ensure that applicants were sincere about the loan.  He told me that it would be applied against my closing costs.  I didn't like it but I put myself in his company's shoes and concluded that I'd probably do the same thing in today's financial climate.  So I coughed up a card number and crossed my fingers.  Charlie told me that I could expect to close within 3-4 weeks.  (Right, I thought.)  As an aside, he contacted me nearly every day via phone or email until I got handed off to the "processor".
The processor, Tricia Dodge, contacted me the day of the hand-off.  The one thing that impressed me at this point was that Tricia's email and voicemail stated that if I couldn't get in touch with her (or, read-between-the-lines, was not happy with her) I could call her boss Bryce Williams.  I never had a need for that.  She was as nice and efficient as Charlie.  She knew her stuff.  She also stayed in touch nearly every day.  There was a hiccup at my bank with a loan subordination agreement, but Tricia worked with my local bank officer to resolve it.  Even with that, my loan closed in 28 days ... just like Charlie said it would.  And the $595 was applied as a credit.
I've gone though a decent number of mortgage loan applications in the past with the big guys and **NONE** of them were as professional, pleasant, and efficient as the guys at Americash.  I can't be sure that everyone's experience at Americash will be as pleasant as mine, but if you get Charlie and Tricia, you can count on it.
