I was looking on-line to check interest rates for a home refinance and happened to be checking the Quicken Loans Website when a Quickens loan officer came on live chat and asked if he could help me in anyway.  I hadn't planned to do anything other than get some loan rates but by the time we finished our on-line chat, not only did I have a great loan rate, they waived all of the closing costs for my refinance.  How could I pass that up!  I had the previous day checked with my then current mortgage lender who after not wanting to deal with me last year offered a 1/2 point reduction plus closing costs. Quicken reduced my points by 1-1/4 and the term from 30 to 20 years.  The other guy was going to leave it at 30 years.  I don't believe in adjustable rate mortgages, only fixed term and Quicken got me a loan that not only saves me between 60-70 thousand dollars over the life of the loan, but 10 years less than the previous loan and with a lower monthly payment.  The closing was done at my home.  Can't get better than that! I am very pleased with my Quicken Loans experience and their mortgage specialist.  Don't sign with anyone before you check with Quicken Loans.
