I'm not sure why, but these lyrics from the movie Singing In The Rain are stuck in my head.

Ah, many times I have stayed in a hotel where the odours from stale cigarette smoke, over-chlorinated pools, musty stairwells, and an old Tropical Breeze Stick-Up mingle to create that je ne veux savez quoi hotel scent.

This hotel is only a couple of years old, so it still has a fresh appearance and scent. The lack of swimming pools and restaurants also probably helps reduce unpleasant odours.
