Brace33 and I were just talking about how we weren't sure when we needed to start looking for homes if we want to move in by next summer....As first-time buyers, we really are quite clueless in many respects, so I thank you for this very helpful primer on real estate agents!

In buying and selling houses, I have had both good and bad experiences with agents. I believe it takes a different set of skills to be a buyer's agent than it does to be a seller's agent and I'm glad you pointed out the possibility of conflict of interest.

I would add one bit of advice to your thorough review by pointing out never to sign a contract with any particular agent for more than 90 days. If you like the agent, you can renew- but if you don't, you won't be stuck with them for six months...Mark
