A 90 day listing would work in every case, i.e., if every customer was a CASH buyer. If you consider that the majority of us humans do have to finance their home purchase, then allowance must be made for the fact that lenders generally prefer to make loans to people who can prove that they don't need money.

I disagree -- 3 months is typical for a listing, rather than 6 months. That is, 3 months to identify the buyer, not to the completion of the sale.
