They are a disaster of a company, I agree. Just getting through to a human voice is next to impossible. When you do get through, the people there are borderline useless. They can't tell you anything you need. I found out, eight months after closing, I have no title insurance on my property. How the bank let it close, I have no idea. They also won't tell me where the money went from their wonderful OneFee program that was supposed to cover everything, including title insurance. I have someone from their problem resolution center that is allegedly "looking into the problem." They certainly manage to take all the joy out of home ownership. Avoid them like the plague. If your mortgage broker refers them to you, ask for another lender. They are just not worth the headaches.

That forced place insurance policy must've been expensive! Lenders almost always seem to find the most expensive companies when taking this action. Funny, that.
A technical note to that delayed pay off letter. In most, if not all, states lenders have a thirty day window to provide that payoff letter after a written request is received. Many lenders will wait as long as possible before relinquishing the letter in order to find out if you are refinancing elsewhere and then to try and entice you with a better offer. It's all about Portfolio Retention...
