First off, anyone in the real estate industry needs this calculator!!! If you want your job to be that much easier you have to get this.

I used this calculator for the first time approx 2 yrs ago when I borrowed my previous boss's and let me tell you, it's so easy and definitely worth the 5 minutes to learn how to use it.

It's not your typical real estate calculator that you have to push 10 different buttons before you get your calculation, it's much easier. The easiest thing about this is to get a simple calculation such as a monthly payment on a mortgage, all you have to do is put in your loan amount, term, and interest rate...then you hit the payment button and voila!!! Payment is there. If you want to find out your payment with taxes and insurance you just simply enter the annual amount under the tax button and then under your insurance button and by hitting the payment button 2 times it will calculate your payment with both of them included. It's such a great calculator! This isn't the only thing this wonderful calculator can do.

It can also tell your debt to income ratios on high and low ends based on the income, debts, and expenses you add in. There is also an amortization button that can tell you exactly how much you are paying for the loan once it's paid off completely. There are also buttons for a first time homebuyer and you can add in their down payment amount as well as their purchase price.

The great thing about this calculator is that it makes the job of a real estate broker or loan officer that much easier. No scrambling around with complicated calculators that take forever to figure out one simple calculation. This one will remember the information you put into it until you hit that clear button. Otherwise it will remember it even if you were to change the term or interest rate on the loan itself. It's especially great for a loan officer to calculate a mortgage payment while on the phone with his customer. Customer's want to know more than one option and they want the information quick, this calculator is the best one I've used by far in the real estate industry.

I purchased mine directly from the company and paid about $60.00 + tax. I got it in the mail within a week and had no problems whatsoever with the company. The calculator also comes with a magnetic cover that the calculator sticks to..it's great for when you toss it in your bag, it never falls out of it's case. It also comes with a really detailed instruction book that fits nicely in the cover so you can learn how to use it if you never have.

I suggest anyone looking for a great real estate calculator to purchase this model. The other model that came out before this one doesn't have all the options such as income and debt expenses. This newer one has many more options. Also let me mention that it can be used as a regular everyday calculator as well so it's not restricted to be used only in the real estate industry. The calculator is obviously aimed at that type of market but it really is for anyone...even a person who has a curiosity for "what if's" in the future on their own loan. I give it a 2 thumbs up!
