Pros: Great beach-front location.
Breathtaking view.
Fantastic ocean access.
Easy access to public beaches/shopping area/grocery stores.
Cons: Has only a private man-made beach.
House is old and dilapidated.

Cozumel is a fantastic island, I would travel there anytime for a vacation. Crystal aqua waters, fantastic/picturesque beaches, fantastic food... the list goes on.
However, if you decide to stay in a house on the island (which I also recommend highly), you may want to stay away from Villa Vista near the marina. This house was probably built in the late 70s/early 80s and has not really been updated since. It's septic system, which is near the house, spews fumes into the house on an almost constant basis. Many of the lights in the house do not work, which make for a dark existence. Only one of the three showers in the house actually worked... which when four adults are trying to get clean is not a good thing. The little private "beach" is riddled with sand fleas. And... the stove in the kitchen actually EXPLODED while we were there!
